TIPS FOR REMODELING - HOW TO HIRE A GENERAL CONTRACTOR 

The key to a successful remodel is hiring a contractor who can effectively deliver results and work with you to create a realistic remodeling plan. A good plan should also be a boost to your home's value. Alternatively, hiring a lemon can result in delays and increased costs.

Create a Plan 

  • define the project scope
  • include specific changes, materials, & timeline

Make a Realistic Budget 

Knowing your budget will help you determine which contractors to interview

  • Pad your budget 10-20% for unexpected expenses - especially if you’re renovating a vintage home

Ask a Realtor

Invite a design-savvy Realtor over to review your  plan for feedback and discuss how your design choices may affect value.

Do your research

  • Get leads and research builders and GC’s. Begin by asking realtors, family and friends, but don’t stop there. Read online reviews and websites.
  • Cheaper isn’t always better. Quality and integrity should be most important in selecting a contractor.

Interview

Select several contractors to meet and interview and, ask pertinent questions:

  • How long have they been in business?
  • What is their specialty?
  • Have they completed projects similar in scale & in the same type of home as yours? Do they have project photos and references?
  • What timeline do they envision for the project? 
  • Will they provide a proposal including:
    • a breakdown of expenses, 
    • estimate time for permits, 
    • project start date
  • How large is their team? Does the contractor work alone or have subcontractors? If they have subs, do the subs work for them - or do they hire per job?
  • Which of their subcontractors work for them? (full vs. per job) - finish carpenter, tile installer, hardwood floor, etc.
  • Do they work in your type of property:
    • High-rises; single family homes; condos, vintage homes etc.
    • Are they familiar with zoning/historical requirements of your neighborhood?
  • How do they handle unexpected expenses?
    • How should you budget for this?

Check References 

  • check insurance (liability and workmen’s compensation) and licenses.

Get it in Writing

You should have a contract in writing outlining in detail:

  • The scope of the project
  • Costs and payment due dates
  • The project timeline, including start and completion dates
  • Total costs, including labor, materials, and any fees for permits or additional expenses
  • Procedure for handling cost overruns and/or disputes
  • Warranty, license and insurance information

Remember an unpaid contractor can attach a lien on your home, so make sure you have a contract in writing detailing how and what the contractor will be paid.  Keep an open line of communication with your contractor as work progresses. Stay in touch with your contractor as they progress on the project. Ask questions if there is anything unclear and put emails in writing to confirm your understanding.

Don’t expect perfection 

Many projects will see delays depending on supply chain and labor and unforeseen structural issues. Be flexible and understand that issues can arise, but a good GC will manage the process and keep you happy.
